The next stage of the City Quays Masterplan

City Quays 5 

The proposed City Quays 5 development is for a mixed-use office, retail and amenity development. The proposals include a range of new ground floor retail spaces, a new building entrance and reception opposite the proposed City Quays Gardens and Belfast Harbour Commissioner’s Office. In addition, it is proposed to have a separate entrance and Gallery / Community Space which can be accessed from Donegall Quay along with a direct link with the multi-storey car park to the rear.

Belfast Harbour is currently undertaking pre-application community consultation to hear your views on the proposals. During this period, we will be running a range of in-person and digital consultation mechanisms, to ensure we accurately capture the views of those with an interest in the proposed development.

City Quays Masterplan

The development is part of the City Quays Masterplan which is a £275 million office led regeneration project located in the former docklands area of the City.

City Quays 5 will support the existing and proposed aspects of the City Quays Masterplan. The Masterplan is a high quality waterside development which seeks to reconnect the river frontage to the city centre. Components of the Masterplan include:

  • City Quays I, II and III Grade A office developments,

  • Multi-storey car park,

  • City Quays Gardens, a transformative, modern green space

  • The AC Marriot Hotel, and

  • City Quays 4, a proposed 256-apartment build-to-rent development

Sustainable Design

The final development proposals will be designed in accordance with a high-quality ESG strategy, (Environmental Social Governance) with the goal that City Quays 5 be awarded a BREEAM ‘Outstanding’ rating.

BREEAM stands for the Building Research Establishment Environmental Assessment Method, and it sets best practice standards for the environmental performance of buildings through design, specification, construction, and operation. A rating of ‘Outstanding’ has only been awarded to less than the top 1% of buildings in the UK. The assessment demonstrates the strong sustainability credentials that the proposals have.
